If you are buying residential, you should be able to receive the keys as soon as settlement has been completed UNLESS the sellers are living in the property. If the sellers are living in the property they can take up midday the day following settlement to hand the keys over.

For sale and purchase matters Echelon Property Settlements collect fees at settlement, there is no need to make payment of this beforehand unless you elect to, and if the transaction does not reach settlement there isnt any fees payable at all! (Unless otherwise disclosed) All other types of transactions will be invoiced as the transaction is nearing completion.

As soon as possible. As mentioned above, if it doesnt settle you dont pay so there is nothing to lose and everything to gain from having representation from the start. We are also available to peruse contracts prior to signing and recommend buyers and sellers make use of this service.

The accounts that are updated and adjusted and/or paid at settlement are: Water Corporation Rates and Consumption, Shire Rates, Land Tax Office, and Strata Levies Body Corporate account if applicable. Any other accounts are private and must be dealt with by you directly, ie electricity, gas, phone, internet etc
